Landlord Possession Services

Stage 3

Enforcement: get the bailiffs

You have a possession order, but your tenant hasn't left by the date the court gave. We'll prepare your request for County Court bailiffs, or your application for permission to transfer to the High Court and your writ of possession.

County Court bailiffs £99 + £152 court fee

High Court transfer £149 + £321 and £82 court fees

You can start once the date to leave in your possession order has passed. Didn't use us for your claim? That's fine, you can start here.

Have these ready

  • Your possession order
  • Phone numbers for you and your tenant
  • Safety details for the bailiffs, such as dogs, risks or access problems
  • Whether you'd like County Court bailiffs or a High Court transfer

You'll need to arrange a locksmith and meet the bailiff at the property on the day.

What happens next

  1. Within 2 working days, we send your request to sign on your phone.
  2. Within 2 working days of getting it back, we post it to the court that made your possession order.
  3. The court phones you to take the court fee.
  4. County Court bailiffs set a date and carry out the eviction. High Court route: once your writ is issued, you instruct a High Court Enforcement Officer (sometimes called a sheriff) to carry it out.

For the High Court, we get you the permission and the writ. We don't instruct the High Court Enforcement Officer for you, and they charge their own fees, which they'll confirm with you directly.

We're a document preparation and posting service, not solicitors. We don't give legal advice or attend evictions.
