Landlord Possession Services
HOW IT WORKS
Get your property back yourself, without paying a solicitor.
Follow our clear steps and answer our simple questions. We prepare, check and send all your paperwork. You only pay for each stage when you're ready for it, and you can stop at any point.
Stage 1a
Get your paperwork in order
Free check · £29 per missing document we serve
WHAT YOU DO
- Answer simple Yes/No questions about your tenancy.
- Attach your tenancy agreement and any certificates you have.
WHAT WE DO
- Check your answers and tell you straight away if anything is missing.
- Prepare missing documents for you to sign, then post them to every tenant with proof of posting.
- Complete the court paperwork showing each document was served, ready for your claim.
- Send you copies of everything.
Next: Your tenant must have had all these documents before your notice can be served. Once they have, we send you your link to Stage 1b. Nothing missing? There's no charge.

- Type up your Section 8 notice and post it to every tenant with proof of posting.
- Complete the court paperwork showing your notice was served, ready for your claim.
- Send you copies of everything.
- Tell you the earliest date you can start a court claim.
Next: The notice period runs, 2 weeks to 4 months depending on your grounds. If your tenant leaves, you're done.

- Pay the court fee when the court phones you to take it.
WHAT WE DO
- Prepare your claim forms and full court bundle, with every date, ground and figure checked.

Next: The court sets a hearing, usually 8 to 10 weeks later. Go yourself, or instruct a solicitor or advocate and forward them your bundle.
Stage 3 · only if needed
Enforcement: get the bailiffs
Bailiffs £99 + court fee / High Court £149 + court fees
WHAT YOU DO
- Attach your possession order and answer a few safety questions.
- Choose County Court bailiffs, or a transfer to the High Court.
- Bailiffs: arrange a locksmith and meet the bailiff on the day.
- High Court: instruct a High Court Enforcement Officer to enforce your writ.
WHAT WE DO
- Prepare your bailiff warrant request, or your application for permission to transfer to the High Court and your writ of possession.
- Post it to the court that made your possession order.
Next: County Court bailiffs set a date and carry out the eviction. High Court route: once your writ is issued, a High Court Enforcement Officer (sometimes called a sheriff) you instruct carries it out, and charges their own fees.
If your tenant files a defence or counterclaim, for example about disrepair, you may choose to instruct a solicitor or agent for the hearing.
